This program is designed for primary residences only. Eligible properties include single-family detached homes, townhomes, and most condominiums. It cannot be used for investment properties, second homes, or commercial real estate.

Which healthcare professionals are eligible for this program?

Eligibility generally includes Medical Doctors (MD), Doctors of Osteopathic Medicine (DO), and Dental Surgeons (DDS/DMD). Other professionals such as Podiatrists (DPM), Ophthalmologists, and sometimes Veterinarians (DVM) or Pharmacists (PharmD) may also qualify depending on the specific state and underwriting tier.

Do I need to have a down payment to buy a home?

No, this program offers up to 100% financing for loan amounts up to $1,000,000, which means a zero down payment is possible for qualified borrowers. For higher loan amounts up to $2,000,000, a small down payment of 5% to 10% is typically required.

Will I be charged for Private Mortgage Insurance if I do not put 20% down?

No, the Private Mortgage Insurance (PMI) requirement is waived for this program. This allows you to avoid the monthly insurance fee usually required on conventional loans when you have less than 20% equity, which can save you several hundred dollars every month.

How is my student loan debt treated during the application process?

Unlike standard loans that count your entire student loan balance against you, this program uses flexible calculations. It often allows the lender to use your actual Income-Driven Repayment (IDR) amount or even exclude deferred student loans entirely if they are deferred for a certain period, such as 12 months.

Can I qualify for the loan if I have not started my new job yet?

Yes, you can close on your home before your official start date using a signed employment contract or offer letter. Most guidelines allow you to close up to 60 or 90 days before you begin working, provided the contract is non-contingent and states your future salary.
